Law 19 of 2017, Art. 11: the developer applies to DLD, DLD notifies the buyer, the buyer has 30 days to pay. Open a case from the booking page; record DLD's notice to start the clock; after the window, close on DLD's order (this cancels the booking with the retention tiers) or mark it cured.
